1 The Full Price Assignment.
You find the homebuyer, negotiate the Lease Purchase, prepare a full contract and complete the transaction with the buyer.
2 The Wholesale Lease Purchase Assignment.
Although similar to the Full Price Assignment - in this case you sell the contract at a lower assignment fee to another investor. The profit is smaller but turnover is FAST - especially if you have many ready buyers / investors.
3 The Sandwich.
This strategy is where you rent with one contract and then sublet to your tenant buyer with two new contracts at a higher sales price. You receive option consideration up front which can be 2 ½% to 10% of the sales price resulting in positive monthly cash flow, cash at the closing from the remaining spread and possible renewal option consideration and notes.
4 The Sublet.
This strategy works particularly well is you want to leave the option open to buy the home for you or your family. The solution here is to rent the property out and let someone else make the payments. Your goal is to negotiate a long lease with favorable monthly rent. LOOK FOR homes where the mortgage has been paid down and the payments are low.
5 The Portfolio.
We consider this more of an advanced strategy. It's conservative and designed more for those looking for 'wealth accumulation.' Use all of the above strategies to accumulate enough cash (10-20% down payment) to purchase good condos and homes in upscale middle class areas. You need to have pre-approved mortgage (or a line of credit) so you can purchase the properties quickly 20% or more under market value. Buy the home and Lease Purchase it with a generous rent credit in one-year contracts. Weather they buy, renew or move out you still come out on top!
   
6 The Cooperative Assignment.
This strategy appeals to the reluctant seller who wants to have definite input on who you assign or sublet to. The key advantage here is that you have no obligation to make monthly payments to the owner of the property. However, it is essential that both the seller and buyer have a clear understanding as to what kind of tenant / buyer or other assignee you are seeking.
   
7 The Pure Option.
This provides an excellent way to control the property without the need to lease. You can hold onto the property for the appreciation value OR you could sell the contract to another investor. For certain sellers you will have to also have a 'first right of refusal' clause in the contract to really cement the deal and make it happen. This clause gives the seller the ability to 'call in' the option with a pre-negotiated time notice. As an example: You have 60 days to either purchase the property or give back the option.
   
8 The Hybrid.
Step 1 is to setup the a Lease Purchase as described in item #1, pocket the option consideration (cash), sell the contract with your Tenant / Buyer to another investor who is wanting the long-term profitable benefits.
   
9 The 'Subject To' Option.
Don't want to be stuck with monthly payments for your property? Just incorporate a 'subject to' passage in your contract that keeps you from having to make ANY monthly payments UNTIL you find a tenant / buyer. That way the new tenant or buyer will be the one making the monthlies.
